Investment Disclaimer
Important information for anyone considering an investment or joint-venture opportunity with HLY Property Group. Please read this page carefully.
Last updated: 25 August 2026
1. General information only
The information on this website is provided for general information purposes only. It does not constitute financial, investment, tax or legal advice, and it is not an offer, invitation or recommendation to invest in, or enter into, any arrangement with HLY Property Group Limited.
HLY Property Group Limited does not provide financial advice. If you need advice, you should consult an appropriately qualified independent professional adviser.
2. Project-specific opportunities
HLY Property Group works with private investors and joint-venture partners on individual property projects. Every opportunity is project-specific: the structure, terms, level of involvement, duration and any target returns are agreed per project and documented separately.
Depending on the project, investment structures may include fixed-return arrangements, joint ventures or profit participation. Typical investor involvement starts from around £25,000 and typical project durations are around 12 months — but every project differs, and nothing is standard or guaranteed.
3. No guaranteed returns
No statement on this website — including any reference to potential or target returns, project values, budgets or timescales — is a promise or guarantee of any return, profit, repayment or capital preservation. Any figures shown or discussed are illustrative and project-specific, may change, and are subject to formal legal documentation. Completed projects and past outcomes are not a reliable indicator of future results.
4. The risks of property investment
All investment involves risk, and property investment is no exception. Before considering any opportunity you should understand that:
- your capital is at risk and you could lose some or all of the money you invest;
- projects can take longer or cost more than planned, and refurbishment outcomes can differ from projections;
- refinancing or sale of a property may not be possible on the timetable or terms anticipated;
- property values and market conditions can change, and independent valuations can differ;
- individual properties carry their own risks, including condition, title, planning and location factors;
- property investments are typically illiquid — your capital may be tied up for the duration of a project and you may not be able to access it early; and
- returns can depend on the performance and circumstances of the parties you invest with.
5. Security
On some qualifying projects, security — such as a first charge over a property — may be available as part of the agreed structure. Not every opportunity will be secured, and any security arrangements will be specific to the project and set out in formal legal documentation. Security can reduce certain risks, but it does not eliminate risk and does not guarantee repayment.
6. Carry out your own due diligence
Before entering into any investment or joint-venture arrangement, you should carry out your own independent due diligence and obtain independent legal, financial and tax advice appropriate to your circumstances. You should only invest money you can afford to have tied up for the duration of a project — and, as with any investment, only what you can afford to lose.
7. Eligibility and documentation
Any opportunity is subject to eligibility, availability, project-specific terms and the completion of formal legal documentation. No binding commitment arises from anything on this website or from an enquiry submitted through it.
8. Questions
If you have questions about anything in this disclaimer, or about a specific opportunity, please contact us directly at hlypropertygroup@outlook.com.
